Expect "grayt" things when staying at this lovely three-story vacation home with five bedrooms, three and one-half baths, and accommodations for 14 fortunate guests. It is located in the exclusively gated neighborhood of the Preserve at Grayton Beach on Scenic 30A. Getting to the beach or nearby coastal 30A towns is a breeze with complimentary bicycles and a six-seater golf cart. This charming Old Florida-style home has blue exteriors with white trim for a crisp nautical look. It includes a covered front porch and balconies where you can enjoy breezy views while sipping lemonade or your favorite adult beverage! Besides having deeded beach access to the sugary shoreline, it also has a bubbling hot tub for pampered relaxation.
A gracious entrance into Grayt Expectations is granted through a single side door or double doors from the lower-level patio. Once inside, you will find the open living, dining, and kitchen areas. Multiple windows provide abundant natural light, and glass doors open to a covered back porch with steps leading to the private hot tub. The living area has a welcoming ambiance with a comfortable latte-toned wraparound couch that can double as a queen-size sleeper sofa and two nautically-attired blue and white armchairs. They face a large flatscreen TV mounted above a country-styled glass-front cabinet. A dining room nearby has six pale gray high-backed chairs around a maple hardwood table that sits beneath a suspended light fixture with fish patterns. Additional dining space is provided at the mottled granite-topped bar with four raised cushioned chairs. The open kitchen has cream-colored cabinetry and brushed stainless steel appliances to fulfill all culinary delights. A tropically styled guest bedroom on this floor has honey-toned hardwood flooring, richly carved furnishings, and a queen size bed with decorative pineapple posts. These quarters have an ensuite bath with double vanity sinks, a walk-in shower with a stained glass window, and front porch access. A half bath off the living area serves as a convenient powder room.
The primary bedroom and additional guest bedrooms are on the second floor, all with access to the breezy balconies. The primary bedroom includes a king-size bed with an elegantly carved frame accented by an ornate decorative metal headboard. An ensuite luxury bath features double vanity sinks with white wraparound countertops, a relaxing soaking tub, and a glass-walled walk-in shower. A beach-inspired guest bedroom has a queen-size bed with a rustic hardwood headboard beside French doors leading to the private veranda. Nearby, a bunk room includes two queen-size beds that can provide fun slumber quarters for the kids. A full hall bath with a tub shower combination serves both guest quarters. Upstairs, another nicely furnished guest bedroom is on the third floor with two twin beds. An adjoining entertainment area includes a wet bar with a sink and mini-fridge and a raised table with four rich hardwood chairs. A glass door leads to the top-level veranda with a table and chairs for added entertainment space and spectacular views.

Double brick-paver drives line each gated entrance into this serene west Grayton Beach neighborhood. Upon entry, guests will instantly notice the exciting amenities throughout this captivating community. Near the west entrance, a massive seasonally heated swimming pool sits graciously beside a community clubhouse and tennis courts. The eastern edge of this neighborhood is just as great, with a lagoon-style pool, a bonus clubhouse, and a convenient location near the deeded beach access that leads to the white sandy shore.
Vacationing guests receive the best of both worlds at this remote 30A locale. Enjoy a golf cart ride to Grayton Beach with phenomenal restaurants, artsy galleries, clothing stores, coffee shops, and more. While there, be sure to check out Chiringo for lunch or the famous Red Bar for dinner and live music. Need a morning pick-me-up? Black Bear Bread Co offers a fantastic breakfast and a soul-soothing cup of coffee. Pedal west to find the beautiful Blue Mountain Beach, one of the highest elevated points along the entire Gulf Coast. Stop by Red Fish Taco or Johnny McTighe's Irish Pub for lunch, and top it off with Blue Mountain Beach Creamery for dessert. When not spending all of your time at the beach, venture out to other cool coastal 30A towns like Seaside, WaterColor, and Rosemary Beach.

Based on the daily temperature and at the HOA's discretion, the western community pool is typically heated during holiday weeks and spring break.
Preserve at Grayton Beach utilizes ample shore to the East of Little Redfish Lake and West of Big Redfish Lake. The beach portion in front of Bannerman Beach and Sanctuary By The Sea is strictly prohibited.
Boats, golf carts, storage trailers, and recreational vehicles are not permitted.
The Preserve at Grayton Beach boardwalk will be closed for 4-6 weeks beginning January 1, 2023 for renovations.

Communication with the property managers was fantastic. We booked online, got a reminder when the balance was due, got the necessary key codes to access the community and the house in a very timely manner. We had a couple of situations that required the involvement of the property managers and they were very quick to respond and send someone to resolve the issue. Great place!! Highly recommend this company and this property!!
This home is beautifully decorated and spacious. Very convenient location to get to all our favorite shopping and restaurants on 30A. The golf cart and bikes were exceptionally appreciated. We also loved all the space to put our personal belongs in the bedrooms and kitchen. Very comfortable beds and living area furniture. Quiet neighborhood. Take the bikes or golf cart to public beach access or take the lovely boardwalk to Preserve beach access. Only issue for the boardwalk, there is no place to park the golf cart or bikes if you choose that path. We loved this home!
