This lovely 3,400 square foot vacation home in the exclusive Gulf Trace neighborhood of Grayton Beach has four bedrooms with the ability to sleep up to 14 fortunate guests. This private piece of paradise is perfect for your next beach reunion with family and friends since there are separate guest quarters on all three levels. It also comes with a gorgeous swimming pool that measures 37'x12' and wraps all the way around the back of the house. The pool patio is lushly landscaped with tropical palms, live oak trees and flowering oleanders that make for an enchanting secluded retreat. A grill, lounge chairs, and a table invite you to enjoy poolside dining and family cookouts.

Above the Dunes is only 100 yards from the sugar white sand, so you have the best of both worlds! A columned screened veranda, an open second-floor balcony, and a rooftop deck all look down upon the beautiful pool below. A Great Room encompasses the open living, dining and kitchen areas and has double glass doors that provide ready access to the poolside veranda. This spacious living area (with queen sleeper sofa) is professionally decorated in a distinct upscale style with contemporary, colorful abstract paintings and tropically inspired decorative arts. Two chic vine patterned accent chairs provide a sitting area in the foyer while an eclectic seating ensemble in the living area includes a creamy white couch, a matching leather chair, a plush blue armchair and a brown leather chair with a matching ottoman. A white custom cabinet with shelving houses a flatscreen TV. The charming dining area has a country hardwood table seating eight with wooden chairs and a leather-backed bench. Four leather bar chairs on the open counter nearby face the Gourmet Kitchen featuring stainless steel appliances that include a gas range and an under counter ice maker for your favorite drinks. It has everything you need to create a fun, festive meal for all.

One of the cottage-style Guest Bedrooms is on this level has a comfortable king sized bed and an en-suite bath with a glass-walled walk-in shower. An elegant half bath serves as a convenient powder room off the living area. The Primary Bedroom and two more guest suites are upstairs on the second level. The sunny light Primary Bedroom with white furnishings includes a king sized bed, a sitting area, and a pool balcony. The en-suite luxury bath has double vanities with veined white marble tops, a soaking tub, and a marble-paneled walk-in shower. Both Guest Bedrooms on this level also have private en-suite baths. One of these has a lovely queen sized bed and balcony access while the other includes bunks with a twin above a full sized bed. The comfortably furnished third floor Tower Room with a queen sleeper sofa has walls of windows on each side, a 72" TV, a Wet Bar and double glass doors that lead out to a rooftop that wraps around its sides for views of the gulf in the distance.

This heavenly South Walton location is minutes away from restaurants, friendly beach bars, shopping and delightful diversions nearby along Scenic 30A.

First Floor: Living Room with Queen Sleeper Sofa, Dining, Kitchen, King Bedroom with Walk-In Shower, Powder Room.

Second Floor: King Primary Suite with Twin Futon + Walk-In Shower and Garden Tub, Queen Bedroom with Tub/Shower Combo, Bunk Room with Full/Twin Bunk and Walk-In Shower.

Third Floor: Bonus Den with Queen Sleeper Sofa, Wet Bar, and Balcony Access.

Boats, golf carts, storage trailers, and recreational vehicles are not permitted.

We had an amazing stay at this beach house! The location is unbeatable—just steps from the ocean with stunning views and peaceful surroundings. The house is beautifully designed, clean, and fully equipped with everything we needed, from a modern kitchen to beach gear. The beds were super comfortable, and the outdoor spaces (especially the deck and pool) were perfect for relaxing. Spacious Grayton Beach Retreat with a Fantastic Pool

This house is fantastic. We had a large group and it was very spacious. The backyard was where we spent most of our time because of the fantastic pool area and the beautiful landscaping. I would recommend this place to anyone looking for a good spot in grayton beach.

Loved Grayton Beach!

We loved everything about our stay. The house was a short walk to the beach. We were there off season, but the beach was not crowded which was great. We rented bikes and could easily get to breakfast and lunch places. The house worked really well for us. My husband and I stayed in the downstairs bedroom which had a King bed and a nice bathroom, and it worked well for us since we were usually the first people up and did not have to worry about waking anyone up if we were in the kitchen. Additionally, we let the kids have the second floor which gave them some privacy. The master bedroom was upstairs which was huge - a nice space for my teenager and his friends to hang out. They also loved the balcony off the third floor. My husband used the third floor to work - there was a desk that worked well. My daughter came from FSU, just a two hour drive which was another reason why we picked Grayton Beach. The pool was great entertainment for the kids, it was perfectly shaded this time of year (September) and there was part sun and part shade. They spent a lot of time on the pool deck. And my husband and I loved having early morning coffee in the shaded part. There was a lot of cabinet space in the kitchen - it was nice to store food in a small pantry rather then keep everything on the counter.

Excellent week

We couldn’t have asked for a better location. It was a 5 minute, easy walk to the ocean. You can tell the house is getting some age but cleanliness was great. We would come back again!

Great beach house in a great location

We really enjoyed our stay at “above the dunes”. The property was in a quiet, but family friendly neighborhood and was very close to the beach. The backyard was like our own little private oasis. Unfortunately, the pool could not be heated (we asked!), which made it pretty much unusable in the spring, as it doesn’t get a whole lot of continuous sun. The interior of the house accommodated our two families (4 adults, 5 kids) very comfortable. The property management team from Ocean reef were incredibly responsive and helpful.

Perfection in Florida

We had an amazing time at Above the Dunes. The house had everything you would need including beach toys and boogie boards- floaties for the pool. Just a 2 minute walk to the white sand beach. Quiet community- also a short walk to shopping and eating. Loved it!

Beautiful home

Above the Dunes is a beautifully decorated, spacious home and only 2 minutes from the beach! A lot of attention to detail and room to spread out fir more than 1 family. The pool was gorgeous and enough shade to enjoy it on a hot day after a day at the beach, which isn’t crowded at all and we were there in June! Only disappointment was there was no access to the garage to store our beach gear.. I would definitely recommend Above the Dunes to anyone looking for a more secluded area on 30 A but easy access to everywhere.

Great Family House!

Great family house that is very close to the beach. Lots of room to spread out and all luxury bathrooms. We loved Grayton Beach... quiet with no high rises. Lots of restaurants and shops nearby. Totally recommend this house.

A Wonderful Time

My family of adults had a wonderful time. The house and grounds were beautiful. Everything was very clean and the kitchen was well stocked for cooking. A short walk to an uncrowded beach but we enjoyed the pool just as much. Will definitely come back!

Good question! Deposits are non-refundable and non-transferable. For this reason, we offer Generali travel cancellation/interruption insurance that is strongly recommended. No refunds will be made in the event of a mandatory evacuation if the Generali insurance is not purchased.

Who can we contact to rent beach chairs and umbrellas?

Beach chairs and umbrellas are not provided complimentary, but are most certainly available for rent. Once you have secured your reservation, we will provide you with the beach services contact information. You can reserve chairs and umbrellas over the phone, or directly on the sand. See you soon!

Is beach access on a private or public beach?

Above The Dunes is located in the residential neighborhood of Gulf Trace in Grayton Beach. There are two private beach access points inside the community. Don't forget the sunscreen!

Can the pool be heated?

Above The Dunes offers a large refreshing private pool, however, it does not have the option to be heated. If this is a requirement for your stay, here are some other homes with heated private pools. Give us a call if you see one you like!
