WaterSound Beach is one of the newest master planned vacation communities along Scenic Highway 30A and one of the most exclusive. This privately gated, beachfront destination is perched along the top of alabaster white, quartz crystal sand between Deer Lake and Camp Creek Lake. The setting is stunning and consists of custom cottages, luxurious homes and upscale condominiums.  The main entrance has the giant blue and white gate house with an open tunnel drive through entrance to the privileged world within. This classic colonial beach community is architecturally reminiscent of Cape Cod but with a much warmer climate and located in the Heart of Paradise.  The "whiter than white" sand looks like snow, sugar or baby powder depending upon your viewpoint. It is highlighted by ever changing hues of color from the gorgeous gulf which ranges sometimes from turquoise to the more usual luminous emerald green, for which the coast is named.  Multiple raised wooden pedestrian bridges as well as low lying boardwalks traverse the entire scene, some crossing over waterways and most all of them leading down to the private beach below. Besides swimming, hiking and biking, you may also enjoy paddle boarding on tranquil Camp Creek Lake which sits right next to the gulf.


This particular location along Scenic 30A is one of the most beautiful you will ever find in Florida since it passes through gorgeous forests filled with towering pines, live oaks, scrub oaks, magnolias and palmetto palms that hug the pristine white sand dunes right down to the beach. Precious, exotic Coastal Dune Lakes like Camp Creek dot the coast along this same route. These natural gems are located in only three other places in the entire world which include Madagascar, Australia and New Zealand. Their location here along the forested sand dunes that parallel the Gulf, make them very special. Sometimes they open to the sea and at other times, depending upon nature's whims, they are closed. This creates an unusual blend of both salt and fresh water that supports a huge amount of flora and fauna. All of these coastal dune lakes parallel the Emerald Coast along Scenic 30A and are encompassed within over 225,000 acres of interconnecting state parks. These parks also include Blue Wave Award winning beaches, the nation's highest designation for cleanliness and beauty.

WaterSound Walk Way


Deer Lake State Park is the closest to WaterSound since it nestles right up to the far western edge of this exclusive residential community. Forests and wonderful wetlands with an abundance of flora and fauna are found here. They include a variety of pine, scrub oaks, palmetto palms and magnolias which border the edge of sugar white sand dunes that line the beach. Deer can sometimes be seen near the lake grazing on sea oats along the sandy hills which is particularly breathtaking around Twilight.  There are also Great Blue Herons, White Egrets, Pelicans and other water fowl that can be found in this natural habitat. During the Spring through the Fall you will see a rainbow of colors from all of the wildflowers that are indigenous to this area. They include asters, golden rod, blue lupine, spoon flowers, rare pitcher plants and curtis sand grass. Colorful butterflies frequent the nectar of these blooms, especially during the late Summer and Autumn months, so they add to the dazzling display of nature. A long raised pedestrian bridge connects a parking area and rises above the scenery below as it crosses over the dunes to the beach. There are also two wooded trails to choose from which clearly marked and run one quarter to one mile each, depending upon how adventurous you feel.


Another outdoor option you have is a wonderful outing of biking. In order to take advantage of the sensational scenery, a South Walton bike trail goes along this same route and through the picture perfect villages along the way from one end of Scenic 30A to the other. Towards the west of WaterSound the nearest communities include Seagrove Beach which is the oldest, the iconic world renowned village of Seaside, beautiful WaterColor and gorgeous Grayton Beach. Towards the east you will find Alys Beach, Seacrest Beach where our South Walton Real Estate office is conveniently located and the charming Dutch colonial inspired town of Rosemary Beach. These picturesque villages provide a unique kind of rest stop oasis for your travels since there are lots of restaurants, cafes, outdoor bars, boutiques, art galleries and specialty shops to explore. Each community has its own unique personality and architecture. Most are less than a handful of minutes away from WaterSound by car or a little longer if you decide on a lovely, leisurely bike ride.


There are two golf courses nearby which include Camp Creek and The Santa Rosa Beach Club. The closest is Camp Creek Golf Club, a par 72 course designed by Tom Fazio who has been billed by "Golf Digest" Magazine to be "The Best Modern Day Golf Architect" as chosen by his peers. This is located less than five minutes away from WaterSound Beach towards the East. The fairways stretch over 7,150 yards in total length and meander through pristine wetlands which border Camp Creek. This course creates a harmonious transition through the natural, topographical features and offers fun challenges for all skill levels. Camp Creek has also been named "as one of Tom Fazio's most aesthetically pleasing designs" by "Golf Tips" Magazine. There is a Golf Pro Shop on site as well as The 19th Hole Grill where you can grab a sandwich and a refreshing beverage of your choice.

WaterSound Beach

The Santa Rosa Beach Golf Club is about a fifteen minute ride down Scenic 30A towards the West. It is an immaculate, semi private club that hugs part of the coast near the gulf. It also includes Vue on 30A, a newly remodeled restaurant and the original club house that sits right on the beach. The restaurant offers fine dining and delicious seafood, an extensive wine list as well as a full service bar. The par 72, eighteen hole golf course crosses along gently rolling hills on the north side of Scenic 30A and is over 6,400 yards in length. Holes three through five wind around a cluster of dunes just a few hundred yards from the glorious gulf. The eighteenth hole provides a superb finish since it dog legs towards the right and ends at the green which is at the top of a hill overlooking the rest of the course.
