What makes Delos truly unique is its semi-private beach access: each home has a dedicated walkover nestled between neighboring properties, offering an exclusive path to the shore. While guests also have access to the community beach entrances at Hollywood and Miami Streets, most will opt for the convenience of their own private walkway to the sand.

Frangista Beach proper: The Heart of the Community

When locals—and those in the know—talk about “Frangista Beach,” they’re often referring to what we call Frangista Beach proper: the original core of the neighborhood governed by the official HOA. This area includes the iconic Delos villas along the Gulf and many homes located on:

  • Scenic Gulf Drive
  • Los Angeles Street
  • Sarasota Street

Note: While we represent many of the homes in this core area, there are occasional exceptions—especially near the neighborhood’s edges—so specific access or amenity details can vary by property (refer to the map). 

These streets define the heart of Frangista Beach, where white picket fences, palm-lined sidewalks, and laid-back beach-town charm combine to create an experience guests return to year after year.

Guests staying in Frangista Beach proper enjoy deeded beach access at both Hollywood and Miami Streets, as well as use of the central community pool—a combination of convenience and classic coastal living that’s hard to beat.

Vibe: Timeless beach charm with easy access to everything 

Best For: Families, snowbirds, and loyal return guests who love a true neighborhood feel


Borderline Frangista: Edges That Look the Part

Frangista Beach may feel cohesive from the outside, but not all streets fall within the official HOA boundaries. Over time, as the community evolved and new subdivisions were developed, a few pockets ended up just outside the lines—even if they look and feel like they belong.

Notable examples include:

  • Hollywood Street
  • Miami Street
  • The northern edge streets like Daytona, West Palm Beach, and Charlotte—once part of the Frangista Beach fringe before the Villas of Frangista came along and created a clear northern boundary

These homes often share the same architectural style, landscaping, and coastal charm as their HOA neighbors, but many do not have access to the Frangista Beach community pool, and beach access is limited to Hollywood Street—and only if deeded.

Still, most of these homes offer private pools, generous layouts, and unbeatable proximity to the Gulf, making them a popular choice for guests and homeowners who want to be near the action without the restrictions (or fees) of the HOA.

Vibe: Lookalike luxury just beyond the lines 

Best For: Guests and buyers who want the Frangista feel without the formalities


Villas of Frangista: Gated, Quiet, and Private

Located on the north side of the community, just beyond Frangista Beach proper, the Villas of Frangista is a gated neighborhood filled with newer, pastel-colored homes and winding sidewalks. It offers peaceful surroundings with its own private community pool and deeded beach access via Hollywood Street.

Though it’s not part of the original Frangista Beach HOA, this area is especially popular with families and winter guests looking for a more residential experience within walking distance of the Gulf.

Vibe: Quiet, polished, and family-friendly 

Best For: Families, snowbirds, and vacationers who want a calm retreat with reliable amenities


A Note on Access (Because It Matters)

Frangista Beach may appear to be one seamless community, but deeded beach access and amenity privileges can vary lot by lot:

  • Frangista Beach proper (including Delos): Access to both Hollywood & Miami Street walkovers, plus use of the central community pool
  • Villas of Frangista (Phases I & II): Gated with their own private pool and deeded beach access via Hollywood Street
  • Villas of Frangista Phase III: These homes do not have deeded beach access—they rely on a nearby public beach access point
  • Borderline properties (e.g., west side of Hollywood Street, east side of Miami Street, and northern edge streets like Daytona, West Palm Beach, and Charlotte): Most do not have pool access, and beach access via Hollywood Street only if deeded to the property

In other words: a few feet can make a big difference. If you're planning to rent, buy, or invest, make sure you know where your beach rights begin—and where they stop.
